We begin by visiting you at your home to talk with you about what you would like to accomplish. We asked a lot of questions and really listen to your answers. It’s important that we understand how you live, how you use your present spaces and help you envision the possibilities and potential for remodeling your home.
Based on our visit we will develop a scope of work for the new design and provide a detailed proposal of the costs for our services.
When you decide to move forward we fully measure and document your existing home and the site conditions. This provides us with a full understanding of the structure, layout, siting, and details of your home. An important part of this phase is researching all planning & zoning requirements of your jurisdiction relevant to your property.
The next phase is known as Schematic Design where we study the best site location, space planning options, and develop preliminary roof sketches - if you’re planning an addition. During this process, you will be presented with several thoughtful design solutions to consider to meet your goals and your budget.
We then move into the Design Development Phase where we refine the Schematic Design concept you’ve selected and further develop the floor plan, roof plan, elevations, cabinet design, and any special features unique to your home.
Upon completion of the two design phases, you will have a clear understanding of how your project will look and function. Upon your approval, we then move forward with the Construction Drawing Phase of the project. In this phase, we will develop a finely detailed set of drawings that will include all the information the builder needs to construct the project, as well as all the information required by the building department to submit the project for the plan review process.
Your project is then shepherded through all the city or county agencies having purview over the project. We fully coordinate this process and when complete, your construction drawings will be stamped and ready for your contractor to pull the permits.
Our services don’t stop here. We can assist is recommending good local contractors, reviewing bids, and providing construction observation services to make sure your project comes together as planned.
